Do you chase the Firms? What standards are they held to?
The answers are “Yes” and “high standards”. All firms have to pass due diligence before joining the conveyancing portal and all have been recommended by a number of other introducers e.g. mortgage brokers and estate agents.
Not only do we provide updates via milestone headings, micro milestone updates, and a log wall with specific updates on the matters at hand we also operate have an express conveyancing team.
Our express conveyancing team focus on any cases which have not hit our strict milestone progress targets and secures the exact reasons why and passes these on to the mortgage broker. This not only provides certainty but helps unblock any possible third-party delays e.g. the client not co-operating, seller solicitor not responding to enquiries, etc.
In respect of standards, there is an SLA agreed with each Firm which is included within the terms and conditions you agreed to when you signed up for our service.
In any concern regarding a Firm’s performance, the SLA will be the starting point in order to assess whether the Firm has breached its commitment.
We also speak with the Firms regularly to assess capacity, changes in systems, processes, and staffing to help assess work volumes and the ability for them to provide a 5* service.
Can I still contact the Firm?
When it is in respect of an existing case yes of course. You can do this via the conveyancing software enabling you to engage with the solicitor directly. We hope that the need for this is reduced by virtue of their performance and the updates generated via the software.
What if I require more information in the updates?
If more information is required than the updates provide then you can contact the Firm via our software or you can reach out to us and we will help. Firms will always recommend that clients get in touch with the Firm but each case is different.

What does “legal ready” mean?
Legal ready relates to how quickly a remortgage or conveyancing process can commence. Legal ready solicitors are able to
1) access and verify client identification (photo and address ID) via SMS and digital communication with the client
2) secure signed terms of business immediately via SMS and digital communication
In essence “legal ready” firms provide a fast, compliant, digital client onboarding process.
All of this means that weeks can be saved on the process of remortgage and conveyancing compared to other firms that require the postal service, third-party verification of ID, etc.
I don’t rate many legal services providers. What makes you different?
Our personal service is often the most cited reason by mortgage brokers for remaining with us.
We have experience in creating complicated legal panels for multi-million-pound litigation funders in high value and complex legal areas. With the greatest of respect to solicitors remortgage and purchase mortgage work is not difficult. There are generally two issues.
Leverage and accountability.
Many legal services facilitators do not police their firms, strike them off the panel quickly, or often enough, or just use someone else’s panel and do not bother creating their own bespoke panel.
We are different because we have used our experience to create a bespoke panel. Our leverage is not only in the volume of work we send but our interest is aligned with the mortgage broker.
We focus on a 5* service. Every solicitor will suffer periods where the service dips due to resources, capacity, staff availability, a sudden influx of work, etc. The key is ensuring they feel comfortable being transparent with us via regular dialogue so we can ensure they do not overextend themselves.
If I / my client is not happy with a Firm what do I do?

Our starting point will be to review the SLA, examine the details, and find a resolution. We would of course consider any suspension or removal of the Firm but the immediate priority is to resolve the current issue.

How do I recommend a Firm to you?
Email us at info@themortgagebrokerclub.co.uk and copy in your contact at the solicitors firm. They will need to be CQS standard and meet other criteria to be accepted.
When do we receive our referral fees?
When the legal process is complete, and the solicitors have been paid then the payment process will be commenced. The Firms pay us and we then pay you via electronic bank transfer asap.
Bank details are handled during the registration process with administration status for the business owner account.
